AMO Residence: Modern dwellings surrounded by green vegetation

AMO Residence, the 372-unit condominium at Ang Mo Kio Rise by UOL Group, Singapore Land (SingLand) and Kheng Leong Co, racked seven prizes in the EdgeProp Singapore Excellence Awards (EPEA) 2023. The awards ceremony was that took place on October 6 the project won awards for top development Design Excellence, Landscape Excellence Sustainability Excellence Marketing Excellence, Innovation Excellence, and Showflat Excellence.

AMO Residence occupies a 99-year leasehold site situated off Ang Mo Kio Avenue 1 in District 20. The 136,480 square foot residential parcel was granted the property to Unite Venture Development (2021) which is a joint venture of 60:20:20 with UOL Group, SingLand and Kheng Leong through a Government Land Sale auction during June of 2021. They beat 14 other bidders to the site by submitting the winning bid that was $381.38 million ($1,118 per plot ratio, or psf per plot ratio or ppr).

The following year in the same year, the developer presented AMO Residence. It was designed through P&T Consultants, the condo comprises two 25-story towers. The condo has two-to five-bedroom apartments that range from 614 sq feet to 1,475 sq feet. Three penthouses are also available with a total of 2,293 and 2,497 square feet. The project is scheduled for completion by 2026.

The condo was launched on the 23rd July 2022. It received an overwhelming response, with the 98% all units selling within the first few hours of its launch. Caveats filed with URA on October 1 reveal that just two units are left available for sale, two penthouses measuring 2,293 square feet each. The 370 units that were sold were purchased at an average cost of $2,112 per square foot, which is an all-new benchmark for prices of condos for the Outside Central Region.

Mature estate
The opening AMO Residence AMO Residence marked the first new condominium within Ang Mo Kio in over eight years. The AMO Residence was the last private residential development was the 6-unit The Panorama located at Ang Mo Kio Avenue 2 which was launched in January 2014 and finished in the year 2017.

The AMO Residence’s position within an established Ang Mo Kio estate contributed greatly to its appeal for buyers. The apartment is located close to a variety of amenities, including malls like AMK Hub, Thomson Plaza and Junction 8 just 10 minutes drive away and hawker markets such as Cheng San Market and Mayflower Market. Residents are also able to access green spaces in the vicinity such as the Bishan-Ang mo Kio Park, as well as Lower Peirce Reservoir Park. A bike path that runs throughout the entire estate being built in stages which will improve connectivity in Ang Mo Kio and surrounding neighborhoods.

Reservoir-themed landscape
Because of its proximity to gorgeous parks, it’s no surprise that the design of the AMO Residence takes inspiration from the close natural landscapes. “AMO Residence blends harmonious architecture and the theme of a reservoir in the landscape, that is inspired by the natural surroundings and lush greenery,” said Jesline Goh UOL’s chief investment officer and asset officer in a press release to announce the condominium’s opening.

More than 60% of the site is devoted to landscaping and other facilities. The grounds of the condo include a number of pools and water features that fit into the theme of reservoirs. The most prominent feature is the infinity pool of 50m between the two residential blocks. Other amenities include tennis courts as well as a clubhouse, three functions rooms, an outdoor kitchen and eating areas as well as a gym and playground.

The facility is divided into three zones on the site and offer a range of outdoor and indoor areas that meet residents’ various lifestyle requirements. Three different functions rooms are available to entertain guests or work. As per the developer the landscaping of AMO Residence is planned to blend with the natural environment. A variety of native and tropical plants will provide a lush and natural landscaping.
